How this is worked out
Council tax comes from gov.uk’s published rate for the council you pick, split into bands A to H using the standard national ratios, with a 25% discount applied for a single adult. Energy uses Ofgem’s typical consumption values for a home of that size, priced at the current price cap, the same fallback ListingMap’s extension uses when a listing has no Energy Performance Certificate on file. Water is the England and Wales average, or the average bill for the region you choose.

Does this send my rent or address anywhere?
No. The calculator runs entirely in your browser using the same council tax, energy price and water bill tables ListingMap's extension reads. Nothing you type is sent to a server or stored.
How accurate is the energy estimate?
It uses Ofgem's typical consumption values for a home of that size, priced at the current price cap. A property's actual Energy Performance Certificate, where one exists, gives a more precise figure. On a Rightmove or OnTheMarket listing, ListingMap's browser extension uses the EPC automatically when one is on file.
Why is council tax the only line that needs a specific council?
Council tax is set locally, so it needs the actual billing authority. Energy is priced nationally by Ofgem's price cap (with small regional variation this calculator ignores), and water uses either the England and Wales average or the region you pick.
