How council tax bands work

Every home in England sits in one of eight council tax bands, A to H, set by the Valuation Office Agency from a 1991 valuation. Band D is the reference band: the council publishes one Band D figure each year, and every other band is a fixed national share of it, from 6/9 for Band A up to double for Band H. That ratio is the same everywhere in England; only the Band D amount itself changes by council.

If a listing or a mortgage offer doesn’t state the band, GOV.UK’s Check your Council Tax band tool looks it up for free by postcode. A single adult living alone can claim a 25% discount directly from the council, it doesn’t apply automatically and it only reduces council tax, not energy or water.

East Lindsey's Band D is the 42nd lowest of 296 English councils. For how council tax fits into the full monthly cost of a rental, alongside energy and water, see what a rental really costs each month, or work out a specific home with the rent plus bills calculator.

On Rightmove and OnTheMarket. If you’re looking at a rental listing rather than working this out by hand, ListingMap’s browser extension shows this automatically: the Costs tab adds East Lindsey’s council tax to the advertised rent, energy and water, using the listing’s own band.
